Your offer has been accepted – Congratulations! What happens next?

The Next Steps

When you sign the contract, please let the real estate agent know that you are appointing Perth Settlements as your conveyancer, they will then forward a copy of the contract to us and we will open your file.
Once your file has been opened we will contact you to confirm your best contact details, explain your obligations and to discuss any special conditions specified in the contract.
We send you an Appointment to Act to sign to officially appoint us as your agent.
We will review the Building and Termite Inspection Reports if obtained.
Once the contract is unconditional we will prepare the remaining settlement documents for signing and make all of the relevant rating enquiries with the authorities.
We will liaise with you and your bank regarding settlement funds.
In the week leading up to settlement we will be in contact with you and provide you with a settlement statement. We will work with you to ensure the funds are either in your mortgage account or our Trust Account in readiness for settlement.
On the day of settlement we will contact you to confirm that everything is ready for settlement and once settlement is complete we will phone you to give you the good news.
We will also advise the Shire, Water Corporation and any Strata Company of the sale so that they can update their details.

BEFORE SIGNING THE CONTRACT

It’s really important to remember that once you sign a contract, unless finance or any special conditions aren’t met, then you can’t simply decide not to proceed with the purchase.

Make sure the property and any special conditions are right for you before you sign the contract.
